A significant infill redevelopment is now proposed for a collection of sites at 142 â 148 & 160 Oxford Street, 6 Shadforth Street and 13 Gipps Street in Paddington, delivering a new apartment building with affordable housing and retail. The project represents one of the more substantial mixed-use proposals in Woollahra LGA in recent years. Â
The landholding totals 2,172.4 sqm, though the majority of the built form is concentrated on the R3 Medium Density Residential portion of the site (142 â 148 & 160 Oxford Street and 6 Shadforth Street), representing 2,022.6 sqm. The smaller R2 Low Density Residential component at 13 Gipps Street is 149.8 sqm, to be used primarily for landscaping and site improvements. Â
The site sits in a highly accessible location along Oxford Street, with a major bus corridor directly in front providing frequent services to Bondi Junction, Rozelle, Marrickville Metro and the Sydney CBD. The broader area exhibits a rich mix of heritage terraces, shop-top housing, mid-rise residential buildings and cultural institutions, including the nearby Victoria Barracks and Moore Park Stadium. Â
The proposal seeks consent for a new apartment building comprising 44 x apartments across several levels, including 32 market apartments and 12 affordable housing dwellings. 185 sqm ground-floor retail will be delivered fronting Oxford Street and pedestrian access from Bethel Lane. Â
The project responds directly to Woollahraâs housing supply challenges. The LGA has a housing target of 1,900 homes by 2029, yet UDIA data shows a 55% shortfall, equating to about 1,000 dwellings still required. This development would contribute around 5% of Woollahraâs current shortfall immediately upon approval. Â
Estimated development cost is over $78 million. Â
