Sydney Metro’s transformation of Sydney Olympic Park has taken another step forward, with an amended concept plan lodged for Building 1 within the Olympic Park Over Station Development. Â
The project is part of the Sydney Metro West program – one of Australia’s largest infrastructure investments – delivering new, high-frequency metro rail between the CBD and Parramatta. Consent for the original concept was granted in August 2024, allowing for three mixed-use towers above and adjacent to the new station. Under the approved scheme: Â
The total approved floor area was 68,076 sqm, comprising 316 dwellings and over 33,000 sqm of office space. Â
The new DA lodged now seeks to make changes to Building 1 by converting the 21-storey commercial tower to residential use, delivering nearly 23,000 sqm of floor area or 191 dwellings. There will only be just over 1,000 sqm of commercial office space. No changes are proposed for Buildings 2 and 3, which remain primarily residential towers. Â
The pivot from commercial to residential for Building 1 reflects shifting market conditions in Sydney Olympic Park, where residential demand is strong, and office absorption remains slow. It also aligns the building mix more closely with the broader precinct vision, which emphasises a vibrant mix of housing, retail, open space and employment-generating uses.Â
