🚉Edgecliff Mixed-Use Proposal Advances With 128m Tower Plan

A planning proposal to transform a strategically located site adjoining Edgecliff Train Station has advanced, with the Sydney Eastern City Planning Panel endorsing key revisions and supporting its progression through the planning system.  

The proposal seeks to redevelop a 4,910 sqm site bounded by New South Head Road and New McLean Street into a mixed-use tower of up to 128 metres. The development would dramatically reshape Edgecliff’s urban profile, positioning it as a higher-density transport-oriented hub.   

Significant amendments to Woollahra LEP are proposed:  

  • Increase the building height across the site from 26 metres to 128 metres  
  • Increase the maximum floor space ratio from 2.5:1 to 9:1  
  • Introducing a site-specific provision to mandate a minimum 1.75:1 FSR for non-residential use and 3% in-perpetuity affordable housing contribution

The local planning panel initially reviewed the proposal in November 2024, finding that while it demonstrated strategic merit, revisions were required to address affordable housing and mandate a site-specific DCP.  

Following this, the proponent submitted a site-specific DCP and an affordable housing strategy, both of which were endorsed by the panel on 24 June 2025.  

The site is exceptionally well connected, sitting adjacent to two entries to Edgecliff Train Station – one along New South Head Road and another via New McLean Street. It also borders the bus interchange above Eastpoint Shopping Centre, providing seamless access to multiple modes of public transport.
