10-Storey Housing Push Between Maroubra Junction and Eastgardens

A 3,500 sqm corner aggregation at 86 – 90, 94 Maroubra Road and 46 Hannan Street is being pushed from low density controls into a 10-storey residential scheme delivering around 140 apartments.  

The proposal is a concurrent state significant DA and rezoning, seeking to change the zoning from R2 Low Density Residential to R3 Medium Density Residential, as well as an increase in the height limit from 9.5 metres to 35 metres.

The existing site is occupied by a mix of 2-3-storey buildings and detached houses, with three street frontages to Maroubra Road, Hannan Streetand Glanfield Street. The scheme introduces a 10-storey apartment building above 3.5 levels of basement parking.  

The site sits directly on the western edge of Maroubra Junction town centre, where built form already ranges from 8 to 14-storeys, and is positioned between Maroubra Junction and Eastgardens – an identified growth corridor for intensified housing.  

If this application is supported, it opens a much-needed pathway for similar uplift plays along Maroubra Road and parallel streets where low density zoning remains but higher scale development is already established nearby.
