A 3,567sqm site at 580 George Street in Sydney’s Midtown precinct is being repositioned for a commercial uplift, with a planning proposal seeking to lift floor space ratio from 8:1 to 15.1:1 to deliver additional office capacity.
The site currently contains a 37-storey commercial tower with a retail podium, including a food court, childcare centre and direct connection into Town Hall Station. The proposal retains the existing tower and reworks the podium to accommodate a new 10-storey commercial building delivering around 8,000sqm of additional employment floor space.
The uplift is structured through a site-specific clause in the Sydney LEP 2012. The additional floor space consolidates base FSR, accommodation bonuses and design excellence provisions into a single capped control, while preventing any residential or serviced apartment use on the site.
Future development must demonstrate design excellence through a competitive process and include end-of-trip facilities, public domain upgrades and limited additional car parking. A site-specific development control plan will govern built form, heritage response, sustainability and public art outcomes.
The proposal has been driven by the GPT Group, with the planning pathway required as the uplift exceeds what can be achieved through standard variation provisions.
The site sits within the southern CBD tower cluster, directly connected to Town Hall Station and within walking distance of the light rail and Gadigal Metro. Surrounding development includes high-rise office, residential towers and a concentration of heritage buildings along George Street.
This is a clean employment play in the core CBD, locking in commercial use while testing how far density can be pushed on retained tower sites without triggering full redevelopment.
