1,000 Apartments for Rouse Hill’s Parkland Estate

A 19,688 sqm site within the Parkland Estate precinct in Rouse Hill is being repositioned for a significant density uplift, with plans for roughly 1,000 apartments across three stages and rising up to 20-storeys.  

The proposal covers Hasluck Street, 2 Grassland Street and 5 Torrelli Street, currently approved for lower scale residential envelopes of 2-8-storeys. The site is largely cleared and sits within an established master-planned estate with existing terraces, apartment buildings and shared community facilities.  

Arris Property Group is seeking to change the site’s planning framework, with the height proposed to increase from 16 metres to 68 metres and the floor space ratio from 1.75:1 to 5.54:1.  

The scheme includes:  

  • Stage 3 – 463 apartments in buildings up to 20-storeys  
  • Stage 4 – 277 apartments up to 18-storeys  
  • Stage 5 – 256 apartments up to 18-storeys  

 

Around 150 apartments will be dedicated to affordable housing.  

The site sits about 300 metres from Tallawong Metro within a rapidly intensifying precinct that has transitioned from rural land into a high-density residential corridor.
