121 Apartments Proposed 400m From Lindfield Station

A 5,678 sqm amalgamated site at 9 – 17 Balfour Street in Lindfield is seeking approval for a 9-10 storey building with 121 apartments, including 28 affordable apartments.  

The site currently comprises four detached dwellings within the Balfour Street / Highfield Road heritage conservation area, approximately 400m from Lindfield Station.  

The proposal relies on the Transit Oriented Development provisions under the Housing SEPP. It’s important to note that the department gave the project the greenlight before the TOD controls ceased applying in Ku-ring-gai.

The scheme proposes 18,455 sqm of gross floor area at a floor space ratio of 3.25:1, above the 2.5:1 TOD base, and a maximum height of 33.2 metres.  

This DA sits alongside multiple 9-10 storey proposals within 800 metres of Lindfield Station, including the adjoining 19 – 25 Balfour Street site.  

Ku-ring-gai’s recently gazetted Stations Precinct controls signal further uplift toward the station and Pacific Highway corridor.
