A 9-storey co-living student housing scheme has been lodged for 153-155 and 157 Anzac Parade and 7 Addison Street in Kensington, consolidating a 1,265 sqm corner site opposite the light rail corridor.
The proposal seeks consent for 200 rooms above ground floor retail and gym space, with a total gross floor area of 5,008 sqm.
The development relies on Clause 6.17 of the Randwick LEP to access the alternative 4:1 floor space ratio and 31-metre height standard tied to a voluntary planning agreement for community infrastructure contributions.
While the scheme complies with the 4:1 alternative FSR, it exceeds the 31-metre alternative height control, reaching 36 metres.
The site sits within the E2 Commercial Centre zone in the Kensington Town Centre, 4km southeast of the Sydney CBD, directly fronting Anzac Parade and within walking distance to the Kingsford light rail.
A 9-storey mixed-use development containing 142 apartments is currently under construction immediately to the north.
