72 Metre Tower Proposed Beside Westfield Bondi Junction

A 2,005 sqm corner site at 110-122 Ebley Street and 17 Hollywood Avenue, on the southern edge of Bondi Junction, is being positioned for a significant planning reset.  

The developer of the site is seeking to raise the height control from 32 metres to 72 metres and the floor space ratio from 6:1 to 10:1 under the Waverley LEP.  

The scheme proposes a part 20 and part 22-storey shop-top housing development delivering about 194 apartments, including 10% affordable housing and ground-floor retail.

The site currently contains two 3-storey commercial buildings and adjoins Westfield Bondi Junction to the north. It sits roughly 450 metres from Bondi Junction Station and bus interchange, on the periphery of the Bondi Junction Strategic Centre.  

The development proposes three key things.  

First, it extends the existing additional permitted use to allow shop-top housing across the entire site, including 17 Hollywood Avenue. Second, it removes the 1:1 FSR cap that currently applies to shop-top housing. Third, it proposes to reduce the existing non-residential floor space from 3,480 sqm to about 790 sqm.  

In effect, this is a commercial-to-residential pivot within an E2 Commercial Centre zone.  

At 72 metres, the proposal introduces genuine high-rise scale to the southern gateway of Bondi Junction, stepping up from the current three-storey form and aligning more closely with the broader centre’s intensity.
