A proponent-led planning proposal is seeking to lift height and density controls at 51 – 53 Rohini Street in Turramurra to facilitate the full renewal of Anglicare’s 110-unit Rohini Village.
The 9,193 sqm R4 High Density site sits 100-200 metres from Turramurra Station and the local centre, with 100 metres of frontage to the rail corridor. Despite that positioning, it is currently capped at 11.5 metres and 0.85:1 floor space ratio.
Anglicare is seeking to amend Ku-rin-gai LEP to increase the height limit to 17.5 metres with a 1.5:1 FSR.
The proposal will replace 110 ageing independent living units with 110 new units across four buildings.
The existing village dates back to the late 1960s. Many units are undersized by modern standards and almost half are reportedly unoccupied due to poor amenity and accessibility.
Up to 700 sqm of gym and commercial floorspace is proposed, enabling a cafe and wellness centre with an indoor pool. A publicly accessible pedestrian link – the ‘Rohini Walk’ – would connect Rohini Street to King Street, alongisde upgrades to the council pathway.
