The NSW planning department has unveiled a state-led rezoning proposal for the Burwood North Metro Precinct – a 113-hectare urban renewal area centred on the future Burwood North Metro station along the Sydney Metro West corridor.
The rezoning spans land across both Burwood and Canada Bay LGAs on either side of Parramatta Road and along Burwood Road. The precinct sits between Burwood and Strathfield stations and will be anchored by the Metro station currently under construction at the intersection of Parramatta Road and Burwood Road.
The proposal seeks to introduce new planning controls to facilitate a major increase in density around the station, supporting a mix of high-density residential, mixed-use, commercial and retail development across the precinct.
If implemented, the controls would enable capacity for about 18,300 new homes and around 3,900 additional jobs within the corridor. The rezoning would also restructure public space across the precinct, delivering up to 11.3 hectares of new parks, plazas and play spaces, along with new through-site pedestrian links, expanded public domain and new local streets.
Land use zoning across the precinct would transition to a combination of high-density residential and mixed-use zones.
The proposal will be implemented through a self-repealing State Environmental Planning Policy that amends planning controls within the Burwood LEP and Canada Bay LEP.
