Chatswood’s Mandarin Centre Targeted for 32-Storey Towers

A 3,518 sqm site at 61A – 65 Albert Avenue in Chatswood is being pushed through a concurrent rezoning and DA to deliver a 28 – 32-storey mixed-use scheme with 325 apartments above a four-storey retail podium.  

The proposal seeks to demolish the existing five-storey Mandarin Centre and replace it with two residential towers delivering 33,021 sqm of floorspace and 9,257 sqm of retail.  

The applicant is seeking to strip back the Willoughby LEP controls that have effectively stalled redevelopment of the site for over a decade.

This includes removing the floor space ratio entirely, lifting height controls to RL 192 m and RL 205m, and eliminating the minimum non-residential floor space requirement that previously capped the residential component to 30%.  

The built form has been shaped around overshadowing constraints to Chatswood Oval, moving from a single tower to an L-shaped dual tower scheme to protect solar access while maintaining yield.  

The site sits around 85 metres from Chatswood Station, directly connected to the interchange and surrounded by existing and proposed high-rise mixed-use developments. It is one of the few remaining large-format redevelopment parcels in the eastern CBD.
