Club Comeback: Historic Croation Venue’s 38-Metre Vertical Vision

By Charbel Abousleiman

#1 Place for Development in Sydney

A landmark redevelopment is on the horizon for Club Punchbowl, with plans to transform the site into an activated mixed-use precinct. The 2-hectare site located at 913 – 925 Punchbowl Road and 21 – 23 Canterbury Road will introduce high-density residential terraces, a revitalised registered club and commercial spaces.

At the heart of this transformation is the re-establishment of Club Punchbowl, formerly known as the Croatian Club, which served as a social and cultural hub for Sydney’s Croatian community for decades. Currently home to a function centre, the site is set to evolve into a modern and attractive local centre.

921 – 925 Punchbowl Road and 21 Canterbury Road contain a function centre known as ‘Diamond Venues’, which is surrounded by an extensive concrete carpark. The property at 23 Canterbury Road features a landscaping supplies business while 913-919 Punchbowl Road contains dwelling houses.

To realise this vision, the rezoning seeks the following:

  • Rezoning portions of the site from R2 Low Density Residential to R4 High Density Residential
  • Height increases from the existing 8.5 – 11 metre limits to 38 metres
  • Boosting the floor space ratio from 0.5:1 to 2.1:1
  • Introduce additional permitted uses on the site to include a registered club, hotel and function centre
