Frasers Property has moved to repurpose two long-vacant office buildings at 20–30 Lee Street into a 554-room co-living scheme.
The Henry Deane Plaza and Gateway buildings will remain at their existing envelopes – 55 metres and 58 metres – but those envelopes now become the planning issue.
Both towers materially exceed the Sydney LEP’s 33-metre height control and 3:1 FSR.
The scheme delivers 692 beds configured as studios, twin studios and cluster rooms, framed explicitly as student accommodation.
Ground-level retail and dual lobbies are used to re-activate Henry Deane Plaza, which has sat dormant since 2022 after an approved commercial scheme proved unviable in a soft leasing market.
Timing matters. The application is sequenced to coincide with Atlassian Central’s completion, positioning this site as a complementary residential counterweight to a precinct increasingly weighted toward tech employment.
