Frasers Property is pushing ahead with a 29,703 sqm outlet retail centre at Eastern Creek Quarter, replacing the previously approved specialised retail scheme on a 7.32 hectare site fronting Rooty Hill Road South.
The Stage 3 development will deliver a single storey outlet centre comprising 101 tenancies, including 17,996 sqm of outlet retail floorspace, alongside food and beverage, indoor recreation and entertainment uses.
The scheme also expands the existing Eastern Creek Quarter social precinct with outdoor dining, play spaces, an amphitheater and a multi-purpose sports court.
The decision to replace the previous DA on the site is clear. The original concept allowed for additional specialised retail and bulky goods buildings, but market evidence showed declining demand and oversupply in the catchment. A lot of the big box retailers are represented in Frasers’ adjoining big box retail asset or at the Western Centre in Minchinbury.
Frasers has instead repositioned the site toward an outlet retail model, targeting a huge gap in Western Sydney’s retail offer. This style of use works incredibly well at DFO in Homebush and The Grove in Liverpool.
The project sits between Rooty Hill Road South and the M7 Motorway, directly adjoining the Eastern Creek Quarter shopping centre, which has been operating since 2020. Stage 2 retail is also complete, positioning Stage 3 as the final piece of a broader retail and lifestyle precinct.
