In the heart of North Sydney, a new 39-storey tower is being proposed to replace one of the precinct’s most outdated high-rises – a transformation that could reshape not just the skyline but also the street-level experience of Alfred Street.
Lodged by Fivex Services, the proposal seeks to demolish the existing 20-storey commercial building, originally constructed in 1971, and deliver a mixed-use tower with residential, retail and commercial functions.
The applicant is advancing a concurrent planning proposal and DA that would amend North Sydney LEP. Specifically, the rezoning seeks to:
The new tower – estimated at a capital investment value of $195 million – would deliver about 160 – 175 apartments, 15% of which will be secured as affordable housing for 15 years. It also includes around 1,350 sqm of non-residential floorspace, spread across a 3-storey podium that accommodates retail, commercial tenancies and communal amenity areas.
Importantly, the project also seeks to significantly improve the pedestrian experience at street level, with a new link-through pathway, upgraded landscaping and communal terraces.
The current building, which spans the entire site, has long been considered an underperforming asset. Its aging structure and fit-out no longer meet the expectations of modern office tenants, and its full-site coverage with a blank, street-facing podium contributes little to the urban experience of Alfred Street.
