From WestConnex Dive Site to 500 New Homes

Sydney’s essential workers will soon have access to much-needed affordable housing, with the official rezoning last week for an essential worker build-to-rent development in Camperdown.

The NSW Government’s $450 million investment will transform the former WestConnex dive site at 160 – 168 Parramatta Road into a mixed-use precinct aimed at easing rental pressures for critical frontline workers.

The project, led by government-owned Landcom, will deliver at least 200 rental units exclusively for essential workers, including healthcare staff, teachers, police officers, paramedics and firefighters. These units will be offered at subsidised rates, making it easier for frontline workers to live close to their workplaces.

Additionally, the development will feature 300 more units, comprising a mix of private apartments and affordable housing options. Retail tenancies will also be delivered on the ground-floor of the buildings to activate the site.

The site was compulsorily acquired by Sydney Metro as a dive site for the WestConnex road tunnel project. Once the infrastructure project was complete, the site was left vacant, offering an opportunity for urban renewal.

Recognising the potential of this well-located parcel of land, the NSW government included it in its land audit, identifying it as an ideal location for much-needed affordable housing close to employment hubs and transport networks. Landcom subsequently purchased the site.

Pending approvals, construction on the site is expected to commence in the latter part of this year, with completion slated for 2028.
