Hornsby Council is planning to rezone roughly 36 hectares on the south-eastern edge of Glenorie village, setting up around 83 new dwellings and 29 jobs on land currently zoned rural.
The rezoning covers three parcels around the village – all accessed off Old Northern Road via Cairnes Road and Harrisons Lane. The larger southern portion, fronting Harrisons Lane and Cairnes Road, and a smaller pocket near Tekapo Road to the northwest both move from rural production zoning to environmental living zone.
The minimum lot sizes on these parcels are cut from 10,000 sqm to 4,000 sqm and 5,000 sqm.
A third, smaller parcel abutting the village centre itself shifts to a village zoning, with its floor space ratio jumping from 0.02:1 to 0.5:1 to support shop-top housing and small-scale retail. The existing 10.5 metre height limit stays untouched across all three.
A new road linking Tekapo Road and Cairnes Road is earmarked to improve bushfire egress for the growing village edge.
Council has been authorised as the local plan-making authority, with 12 months to finalise the rezoning following public exhibition and agency consultation.
