Gordon: Mid-Rise Living Near Station Comes To Fruition

A prominent new residential development is on track in Sydney’s leafy North Shore, following a rezoning under the NSW Government’s Transit Oriented Development program.

The proposed project at 3A – 7 Burgoyne Street, 1 – 3 Pearson Avenue and 4 Burgoyne Lane has officially been declared a State Significant Development by the Housing Delivery Authority, after an expression of interest was submitted on 22 January 2025.

Located within 250 metres of Gordon Station and 200 metres from Gordon local centre, the site is poised to benefit from its strategic position near public transport, retail, civic and recreational amenities. The 7,093 sqm parcel, currently occupied by seven detached dwellings will be replaced by two mid-rise residential buildings, delivering 106 new apartments.

The development comprises two buildings ranging from seven to eight storeys, with heights responding sensitively to the surrounding context, including Burgoyne Street, Pearson Avenue and adjoining residential properties.

Building A faces Burgoyne Street and Pearson Avenue, while Building B also addresses Burgoyne Street and steps down towards the eastern residential boundary. Despite some variation in levels, both buildings will not exceed seven storeys as viewed from Burgoyne Lane, maintaining a consistent and manageable urban scale.

A key enabler of the proposal was the 2024 amendments to the State Environmental Planning Policy (Housing) 2021. These changes introduced ‘Transit Oriented Development’ areas, which identifies land near existing heavy rail and metro station for uplift potential. This site in Gordon is mapped under this designation, allowing for a building height increases to 22 metres.
