Height and Density Ceiling Reset At Randwick Junction’s Anchor Centre

A State Significant DA has been lodged to demolish and comprehensively redevelop Royal Randwick Shopping Centre at 73 – 109 Belmore Road, alongside a concurrent rezoning that would lift planning controls well beyond both existing limits.  

The scheme proposes a 13-storey shop-top housing development delivering around 237 apartments above a rebuilt retail and community podium, including a full-line supermarket and a reinstated public library.  

Four basement levels would accommodate parking, with new pedestrian links threading through the site between Belmore Road, Avoca Street and Short Street. 

The planning move sits on a 10,080 sqm metre site currently capped at 12 metres and a 2:1 floor space ratio. Council’s earlier Randwick Junction Town Centre rezoning proposal sought to lift controls to 45 metres and 4.5:1 FSR. The proponent is now seeking to go further, with a 50 metre height limit and 4.72:1 FSR.  

The site occupies the core of Randwick Junction and sits roughly 300 metres from the light rail terminus, with direct proximity to Randwick health and education precinct. It is one of the largest consolidated landholdings in the area.  

Existing on the site is a Woolworths Metro supermarket, as well as Harris Farm, Fitness First, medical suites and more than 60 specialty tenancies.
