The 152-hectare Cross Street site in Tahmoor is set for transformation as Ingham Property Group moves forward with a planning proposal to rezone the land for large-lot residential development.
Positioned on the northern rim of the Bargo River Gorge, this landholding, historically used for agriculture, will evolve into a thoughtfully designed residential community that preserves the area’s rural character and ecological integrity.
The rezoning aligns with Tahmoor’s urban expansion, bridging two existing R2-zoned residential areas and forming a natural extension of the village centre. With the cessation of poultry and agricultural activities, odour buffers that previously restricted development have been lifted, enabling this long-anticipated residential transition.
A key element of the proposal is its dedication to conservation. IPG has committed to protecting 75 hectares of land along the Bargo River Gorge, which will be preserved through bio-certification and a biodiversity stewardship agreement. This land – valued at $82.5M under the Wollondilly Council pricing model – will be gifted to the public for the first time since Crown land in this area was privatised. It will feature walking trails, viewing points and natural spaces.
The illustrative master plan is shaped by the site’s ecological values and provides a diverse range of residential lot sizes, catering to a variety of housing needs while maintaining Tahmoor’s rural charm. The proposal includes:
