A planning control deadlock in the Kings Bay precinct is being formally unwound at 79-81 Queens Road and 2-12 Spencer Street in Five Dock.
The 4,077 sqm corner site sits within Area 17 of the Kings Bay renewal corridor, fronting Queens Road to the north and Spencer Street to the south.
It is currently occupied by 1-2 storey light industrial buildings.
Under Canada Bay LEP, Area 17 requires a minimum 4,096 sqm site amalgamation to unlock its 67 metres incentive height and 3:1 floor space ratio. That consolidation has not occurred.
A rezoning proposal for the site splits it into Area 17 (3,151 sqm) and a new Area 17A (926 sqm), reducing the minimum site area requirement and allowing redevelopment to proceed in stages.
The amended controls would permit buildings up to 67 metres high. This would yield 98 dwellings with six ground-floor retail tenancies.
