Lavendar Bay: 140 Luxury Apartments Moments from Milsons Point Station

By Charbel Abousleiman

#1 Place for Development in Sydney

A 20-storey residential tower delivering 140 apartments is being pushed for a 2,305 sqm corner site at 64 – 66 Lavender Street and 3 – 7 Middlemiss Street in Lavender Bay.

The project is being driven by Central Element, with Planning & Co as the project planner and SJB responsible for the massing scheme.

An amendment to the local planning controls will see the existing 12-metre height limit increased significantly to 70 metres – a 583% variation.

The site currently holds five 2-storey residential buildings zoned R4 High Density Residential. The proposal seeks a gross floor area of 16,717 sqm with a floor space ratio of 7.26:1.

The site sits between 300 and 350 metres walking distance from Milsons Point and North Sydney train stations.

The indicative SJB scheme also maps potential uplift on two adjoining end-of-life Homes NSW sites at 1 Middlemiss Street and 62 Lavender Street. The proponent held extensive discussions with Homes NSW but those talks did not progress to a combined development.
