Lendlease is further expanding its residential pipeline with a new concept DA for a mixed-use, shop-top housing project at 136 – 148 New South Head Road in Edgecliff.
In partnership with Mitsubishi Estate Asia, Lendlease acquired the 1,746 sqm site in 2024, located at the corner of Darling Point Road and New South Head Road, as part of its strategic development portfolio.
The proposal includes 11,349 sqm of gross floor area, featuring a combination of residential, affordable housing, commercial and retail spaces. Specifically, the development plans for 9,602 sqm of shop-top housing, 1,702 sqm of affordable housing units, 1,344 sqm of commercial office space and 403 sqm of retail space.
The planning history of the site involves several significant steps. The recent concept DA follows a planning proposal gazetted in May 2024, which introduced a site-specific provision allowing for a maximum building height of 46 metres and a floor space ratio of 5:1. Section 16 of the Housing SEPP allows a 30% bonus in height (59.8 metres).
Lendlease’s site is not the only site in Edgecliff undergoing major redevelopment. Longhurst Group acquired an interest in the Edgecliff Centre in 2016 and since this time has been attempting to secure a rezoning outcome, noting the site sits right above Edgecliff Station. Its first planning proposal was submitted in 2020 and sought approval for a huge 45-storey development. This application was refused on a state and local level in late 2021.
