Melrose Park North: New Building Heights Unlocked On Key Site

Sydney’s most recent rezoning approval marks a bold new chapter for Melrose Park, with the Tomola site at 19 Hope Street and 69 – 77 Hughes Avenue officially transitioning from its industrial and low-density residential past to a mixed-use future.

Now cleared for development up to 47 metres (14 storeys), the 8,485 square metre site sits at a strategic gateway into the Melrose Park North Precinct – a major growth corridor in metropolitan Sydney.

The rezoning paves the way for a U-shaped mixed-use building featuring 161 new homes and 1,400 square metres of commercial floor space, activating the corner of Hope Street and Hughes Avenue with a dynamic mix of residential and retail uses.

The site’s transformation is not happening in isolation. It’s part of a broader vision that is reshaping 55 hectares of inner-west riverfront land through a staged regeneration strategy, set to deliver around 7,400 new homes across the northern and southern precincts of Melrose Park.

The adjacent Melrose Park North Planning Proposal has already been finalised, establishing the framework for a new town centre, public transport links, extensive parklands and community infrastructure, including two new schools.

To the south, the Melrose Park South precinct (Holdmark’s development) has also secured rezoning, supporting an additional 1,900 dwellings and setting the tone for a vibrant urban village that bridges residential, commercial and green space uses.

The Tomola site’s recent rezoning fills a critical gap between these two major developments and ensures that it doesn’t remain an outlier industrial enclave surrounded by high-density regeneration.

Backed by strategic planning policy and integrated infrastructure proposals – including a Light Rail connection – Melrose Park continues to evolve into a contemporary, connected and highly liveable neighbourhood.
