A key site in the Moorebank East precinct is earmarked for a significant mixed-use transformation, with a planning proposal for 146 Newbridge Road seeking to unlock residential, retail and commercial potential alongside a major supermarket.
The 10,700 sqm site – historically used for extractive and recycling operations since the early 1990s – sits about 4.7km east of the Liverpool CBD. Part of the broader Georges Cove development precinct, the site adjoins Newbridge Road to the north and retains scattered swamp oak and river flat eucalypt vegetation along its northern boundary.
Moorebank East is undergoing coordinated renewal, with neighbouring sites at various stages of redevelopment. This includes the former Flower Power site to the east, Mirvac’s Georges Cove Residential and Marina projects to the south and EQ Riverside further alongside the Georges River.
For 146 Newbridge Road, the proposal is driven by Benedict Industries, which has received gateway approval from the NSW planning department to deliver a supermarket on the site. This follows a rezoning from B6 Enterprise Corridor to E3 Productivity Support, which generally permits supermarkets but limits gross floor area for retail premises to 1,600 sqm under clause 7.23(2) of the Liverpool LEP.
To overcome that restriction, Benedict secured a site-specific LEP amendment on 1 August 2024 allowing a supermarket up to 4,000 sqm. An economic report by Location IQ confirmed the main trade area – with more than 24,500 residents – has no major full-line supermarket within 5km and could support up to four such supermarkets by 2041.
