Pyrmont: 34-Storey Tower Over Coles Leapfrogs Council’s Plan

AFIAA Australia has lodged plans to turn its office block at 60 Union Street in Pyrmont into a 34-storey tower with 219 apartments. The site is directly opposite the future Pyrmont Metro station due to open in 2032.

The 4,689 sqm site holds a 7-8-storey A-grade office building completed in 2006, with Coles trading on the lower ground floor.

The site is zoned commercial, meaning housing is prohibited. The City of Sydney’s own draft plan for Ultimo-Pyrmont keeps it that way, allowing only a larger office building.

Through the Housing Delivery Authority, AFIAA is seeking the rezoning to mixed-use and the approval together. The height would rise to about 116 metres, around 26 metres above the council’s draft limit.

Rather than a full knockdown, the scheme keeps the building’s eastern wing, core and full basement, and replaces the western wing with the residential tower.

Along with the 219 apartments, 8,855 sqm of office and 3,685 sqm of retail space will be delivered. Coles will return as the anchor in an expanded supermarket of about 2,000 sqm.

Residents will benefit from a level-11 terrace with a 25-metre pool, gym, cinema and golf simulator.
