A planning proposal seeking to increase the permissible retail floor space at 146 Newbridge Road in Moorebank to 4,000 sqm is now in play, following the NSW planning department issuing gateway approval.
The proposal, known as Georges Cove Village, targets a single control within the Liverpool LEP. Retail premises are already permitted on the site, which sits in the E3 Productivity Support zone, but the current framework caps retail floor space at 1,600 sqm. The proponent is seeking to lift that cap to support a full-line supermarket outcome.
This is a revised scheme. An earlier planning proposal advanced in 2020 pursued a broader and more intensive mix of uses and ran into difficulty around flooding and evacuation capacity. The current proposal removes residential uses entirely, pares back the scope of change and positions the retail uplift as a standalone control amendment.
The site occupies a prominent Newbridge Road frontage between established industrial land to the north and the emerging Georges Cove residential precinct to the south, including an approved marina and substantial new housing.
The proposal frames the supermarket as a local-serving facility responding to population growth rather than a centre-based retail expansion.
This is a narrow but telling test of how retail floor space limits within employment zones can be recalibrated where surrounding land use has shifted.
