Scion is moving forward with a 22-storey shop-top housing tower at 96 Anzac Avenue in West Ryde.
The 3,149 sqm mixed-use zoned corner site sits 150 metres from West Ryde Station with dual frontage to Anzac Avenue and Victoria Road, directly opposite Anzac Park and within the town centre core.
It is currently occupied by an ageing two-storey office building with on-grade parking.
Existing controls permit a 15.5 metre height and 1.25:1 floor space ratio. The proposal seeks to reset those parameters, lifting height to a stepped 18-22 storey form and increasing density to 5.36:1, delivering nearly 17,000 sqm of gross floor area.
The scheme comprises 145 build-to-sell apartments, 29 co-living rooms and ground-floor retail. Affordable housing is included as part of the housing mix.
Strategically, the site has long been identified as a catalyst location within the West Ryde Town Centre revitalisation framework and the West Ryde – Meadowbank Renewal Strategy, both of which call for greater density along the Victoria Road corridor.
An earlier 2003 approval permitted a four-storey mixed-use building but was never delivered.
