The 1,659 sqm mixed-use site currently sits within the St Leonards and Crows Nest 2036 framework, which recommends an 18-storey height limit and a 6.5:1 floor space ratio.
The proponent is now seeking a building height of RL 217.80m and an FSR of 13.48:1.
The scheme delivers 182 residential apartments across levels 6 to 38, with 8% of residential gross floor area dedicated to affordable housing in perpetuity. Levels 3 to 5 contain 26 serviced apartments, while the podium accommodates commercial and retail uses.
The tower form adopts a podium and slender vertical expression, with a through-site link and communal open space at podium level.
The site sits about 170 metres from St Leonards Station and within 400 metres of Crows Nest Metro, positioned between the Pacific Highway spine and the lower-density Naremburn conservation area to the north.
Surrounding sites along Chandos Street and Pacific Highway are either approved or seeking significant height and density uplifts.
