A concurrent rezoning and DA has been lodged for 17 – 24 Loftus Crescent in Homebush, seeking to lift planning controls to deliver two residential towers of 27 and 35-storeys.

The 3,980 sqm corner site sits within the Homebush Precinct, around 250 metres from Homebush Station, with frontages to Loftus Crescent, Subway Lane and Loftus Lane.

It is currently subject to a 75-metre height limit and 3.6:1 floor space ratio.

The proponent is seeking to increase the building height to 90 metres and 116 metres and lift the floor space ratio to 7.81:1.

With the revised planning controls, the site could accommodate 318 apartments, including nearly 1,200 sqm of ground-floor retail.

The built form comprises two slender towers rising from a podium with active retail frontages.
