Vaucluse Seniors Housing Site Set To Deliver 103 Dwellings

A 4,345 sqm site at 669 – 683 Old South Head Road in Vaucluse – an amalgamation of eight lots at the northern edge of Rose Bay North local centre – is being proposed for a major seniors housing DA.  

The proposal, designed by Kohn Pedersen Fox Associates, comprises three buildings of 6.5, 7.5 and 9.5 storeys – reaching 37 metres at the tallest point – delivering 103 dwellings in total. 82 dwellings will be seniors living units.  

A small ground floor retail component of approximately 220 sqm is proposed on the Oceanview Avenue frontage. 

The site benefits from an existing DA granted in November 2024 for two 4-storey buildings with 31 seniors living units. The applicant has characterised this DA as sub-optimal and unviable under current controls.  

The HDA pathway allows the applicant to more than double what was previously approved on the site.  

The site sits directly on the Old South Head Road corridor with strong access to the Rose Bay North town centre and is surrounded largely by low-scale residential. The Waverley Local Housing Strategy identifies a shortfall of about 1,446 independent living units across the Eastern Suburbs.
