Woolworths’ development arm, Fabcot, has received approval for its rezoning and DA, fast-tracked through the Housing Delivery Authority, for 171 apartments over a full-line Woolworths supermarket.
The 5,623 sqm corner site at 363 – 373 Victoria Road and 44 – 48 Eltham Street in Gladesville sits within the North Gladesville precinct. It holds light industrial buildings, vehicle repair shops and three houses.
The rezoning folds the site’s mix of low density residential, commercial and mixed-use zoning into a single mixed-use zoning. Height limits of 9.5m to 22m are rising to 49.5m.


A 13-storey tower on Victoria Road holds 115 apartments, and a 9-storey building on Westminster Road holds 56, stepping down to 3-storeys on Eltham Street. Twelve apartments will be considered affordable housing.
The ground floor carries a 3,608 sqm supermarket with direct-to-boot pickup and a 102 sqm café. Location IQ says it would be the first full-line supermarket in its trade area, where the largest store is a 2,530 sqm Coles.
Across Victoria Road, the Primrose Hill site is also a Housing Delivery Authority project, with around 600 dwellings anticipated.
