A major mixed-use precinct is now advancing through the planning system as âCentury Hillsâ – a redevelopment opportunity positioned at 2 Century Circuit and 2 â 12 Inglewood Place in Norwest. Â
The 54,390 sqm site has long been a commercial stronghold within the Norwest Business Park. But under the concept DA lodged with the NSW planning department, the land is being repositioned into one of the largest transit-oriented mixed-use proposals in The Hills. Â
The proposal seeks consent for building envelopes that would allow two residential towers between 17 and 24 storeys, supported by three commercial buildings and a large publicly accessible ground plane. Â
The scheme introduces a total floor area of 181,831 sqm.Â
Maximum building heights will range from RL 137m to RL 224m, marking a substantial uplift from existing controls and positioning the precinct as a future landmark around the Norwest Metro Station. Â
Currently, the site accommodates six commercial buildings delivered progressively since the 1990s. However, the planning context surrounding Norwest has changed significantly over the past decade. Â
Since the release of the Hills Corridor Strategy in 2015, and more recently the Norwest Precinct Plan 2024, the site has been recognised as a major strategic asset capable of delivering both housing supply and employment floorspace. Â
The developer of the site is seeking to permit apartments on the site, as this is currently prohibited by The Hills LEP.Â
