The developer has lodged a major DA for a mixed-use precinct in Mascot, supported by a concurrent rezoning under the Housing Delivery Authority pathway. Â
Spanning 146 – 154 and 176 O’Riordan Street, and 247 – 263 King Street, the proposal could reshape one of Sydney’s most strategically placed industrial pockets.Â
Comprising roughly 4.45 hectares, the site sits within the Mascot Station Precinct, just minutes from Sydney Airport and adjacent to Mascot Train Station. Goodman’s vision is a mixed-use redevelopment delivering about 1,400 dwellings, 2,500 sqm of non-residential space and significant public infrastructure. Â

Currently, the site functions as an isolated industrial encalve, surrounded by residential development to the east and south. Goodman argues the area no longer performs as viable industrial land – its disconnection from larger logistics networks and adjacency to transport, housing and open space makes it a natural candidate for urban renewal. Â
The company positions the Mascot precinct as a sensible land-use transition, where the edges of King and O’Riordan Streets act as the boundary between future residential activity and ongoing employment lands. Â
