A major high-density transformation is underway in Edmondson Park, with Urban Property Group planning 15 residential towers across five podiums on its prime landholding. Â
The project – covering 4-5, 6-7 and 8 Buchan Avenue and known as Sites 3,4 and 5 – will deliver a minimum 1,827 apartments, with building heights ranging from 4 to 40-storeys, as well as a dedicated affordable housing component, new ground-floor retail, a central plaza and extensive public domain upgrades. Â
A summary of the development is below. Â

The site spans over 3.1 hectares, less than 350m from Edmondson Park Station and adjacent to a future high school. With a dual street frontages and proximity to Ed Square, the site is seen as one of the most strategic urban infill opportunities within the Western Parkland City. Â
This proposal builds on the legacy of the Edmondson Park South Concept Plan, first approved under Part 3A of the Environmental Planning and Assessment Act back in 2011. That framework envisioned more than 3,500 homes, a new town centre and preservation of heritage and open space. Â
Urban’s involvement has expanded significantly since acquiring Sites 1-5 from Landcom, with this DA now representing the group’s most ambitious proposal within the town centre north precinct.Â
