In a major move for Sydney’s inner-urban renewal, the 60 Union Street, Pyrmont redevelopment has been declared a State Significant Development – paving the way for one of the first large-scale mixed-use residential conversions within the Pyrmont Peninsula Place Strategy area. Â
The project proposes the rezoning of the site from E2 Commercial Centre to MU1 Mixed Use, enabling the transformation of the existing commercial complex into a vibrant blend of residential, commercial and retail uses. Â
The proposal includes the adapative reuse of the existing 8-storey commercial building, along with a new 9-storey addition, creating 33 storeys in total. The redevelopment would deliver between 170 and 220 new apartments and retail about 13,500 sqm of commercial floor space, anchored by Coles as the key retail tenant.
Located just 30 metres from the future Pyrmont Metro Station, the project is positioned to become one of the most accessible mixed-use sites in Sydney. It aligns directly with the NSW Government’s Pyrmont Peninsula Place Strategy, which aims to accommodate 23,000 new jobs and 4,000 new dwellings by 2040. Â
The existing complex at 60 Union Street was constructed in 2006 and later refurbished between 2017 and 2019. It currently spans about 19,800 sqm of floor area and consists of two office wings connected by a glazed atrium fronting Union Street. The redevelopment will partially demolish and retain key structural components, integrating new residential and office uses within a single vertical precinct. Â
A maximum floor space ratio of 7.2 – 8.3:1 has been proposed, equating to 34,000 – 39,000 sqm of floor area. The scheme also commits 17.5% of the residential component as affordable housing for 15 years.Â
