A major mixed-use redevelopment in the heart of Chatswood is advancing after a competitive architectural design process delivered a clear winner, paving the way for rezoning and an integrated planning approach. Â
The 1,767 sqm site, spanning four consolidated lots, sits within the MU1 Mixed Use zone under the Willoughby Local Environmental Plan. Existing controls permit a maximum building height of 90 metres and floor space ratio of 5:1. Â
A rezoning proposal on the site has been lodged with the NSW planning department seeking the following changes:Â Â
If approved, the scheme would deliver around 111 apartments, with affordable housing integrated in line with the Housing SEPP framework. Â
The site’s immediate surrounds underscore the scale of redevelopment currently underway in Chatswood. To the north, a demolished site is earmarked for a 32-storey mixed-use project with heritage adaptive reuse at 57 – 61 Archer Street and 34 Albert Avenue. Â
To the southwest, a 26-storey mixed-use building has been approved by the Land and Environment Court. East of the site, low-density dwellings and the South Chatswood Conservation Area provide contrast to the rising towers, while to the northwest, the Quest Hotel and Chatswood Private Hospital mark the precinct’s commercial edge. Â
A design competition was held and the jury unanimously selected PTW Architects and Aspect Studio as the winning team.
