A backpacker hostel with 1058 beds could soon be built on the former 51-year old Telstra exchange building at 184 – 200 Broadway in Chippendale. The redevelopment offers a data-driven solution, following the soaring demand for visitor and tourist numbers in the city.
Tricon acquired the site in mid-2024 for circa $67 million and has since lodged an adaptive reuse DA with the City of Sydney to facilitate a 5-storey tourist accommodation hub. The site is located across 5 lots and comprises a total site area of 1,782 sqm.
If approved, the hostel will feature:

Most guests at the hostel are expected to stay an average of two and three nights. The maximum length of stay will be 28 days in line with council’s requirements.
DA plans indicate a project cost of circa $13 million. The bulk of these costs will be spent on transforming internal sections of the building. The northern façade of the building will be lined with bespoke sandstone in reference to the sandstone heritage items near the site (former ES&A Bank and former Commonwealth Bank). The southern façade will be clad in face brick, referring to the brick Lansdowne Hostel.
The plans were inspired by large hostels in Europe such as the Next House hostel in Copenhagen.
Tricon will solution a major gap in the market, with the latest Destination NSW data showing 100.5 million tourists visited Sydney in 12 months to September 2024.
