Billbergia Is Back at It Again. This Time in Chatswood.

#1 Place for Development in Sydney

Billbergia is once again making headlines – this time with am ambitious proposal to transform a cluster of underutilised sites in Chatswood CBD into one of the most significant residential projects on Sydney’s North Shore.  

The development, spanning 849 – 859 Pacific Highway, 2 Wilson Street and 58 Anderson Street, proposes two striking residential towers rising above a podium – a scheme that would bring 429 new apartments, commercial space and community uses.  

The project carries an indicative gross floor area of 56,500 sqm. Of this, 53,051 sqm is residential and 3,449 sqm is commercial. The residential offering is diverse, with a mix of 1, 2 and 3-bedroom apartments. 

At its base, an eight-level basement will accommodate car and bicycle parking. Above, a two-storey podium will activate the streetscape with live/work apartments, commercial premises, a childcare centre and resident communal areas.  

A key enabler for the project is the rezoning completed in May 2023. A site-specific planning proposal amended controls for the land, rezoning it to B4 Mixed Use and increasing height and density. The gazetted amendments included:  

  • Height of Buildings: Up to 90 metres 
  • FSR: 6:1 
  • Zoning: B4 Mixed Use  

 

For Billbergia, known for reshaping Rhodes and Wentworth Point, this project is another bold entry into Sydney’s high-density growth story.
