Bridge Place: Transforming Westmead with a Vertical Village

A transformative rezoning proposal for 93 Bridge Road in Westmead was finalised last week by the local planning panel, paving the way for Bridge Place. Bridge Place will be a vertical village in the heart of the Westmead Health and Education Precinct.

Prepared by Willowtree Planning, the proposal seeks to amend the Parramatta LEP to allow for increased building heights and a much-improved floor space ratio to deliver 486 new homes while enhancing public amenities and infrastructure.

 

Proposal Overview

The site is about 8,663 sqm of R4 High Density Residential zoned land. Currently occupied by a 31-dwelling estate, the site is strategically positioned between the established hubs of Westmead and Wentworthville. The amendments to the local planning framework include:

  • Increased Building Height: Raising the maximum height from 20 metres to 69 metres, enabling the construction of buildings up to 20 storeys.
  • Enhanced Floor Space Ratio: Increasing the FSR from 1.7:1 to 4.25:1.

The Bridge Place development encompasses 486 residential apartments, with 15% designated as affordable rental housing managed by a community housing provider. Notably, 40% of the site will be dedicated to enhancing the public domain, including new parks, pedestrian pathways and improved street infrastructure.

The transition from a 31-dwelling estate to high density living reflects the area’s growing role as a hub for health and education professionals, and aligns perfectly with the intent of the Westmead Place Strategy.
