Iris Capital Looks to Bulldoze The Palms Hotel

The Palms Hotel site at 167 Hume Highway in Chullora will undergo a major redevelopment, with plans to replace the existing pub with three 12-storey buildings delivering 322 apartments, 53 hotel rooms, a reinstated pub and ground floor commercial uses.  

The existing height controls across the site range from 11 metres to 20 metres, and the FSR sits at 1.3:1. The proposal seeks to lift those to 46 metres and 3.1:1 – a meaningful uplift. Notably, an earlier DA proposal sought 63 metres and a 3.2:1 FSR before being revised down.  

Of the 322 apartments, 17 will be designated affordable housing for a minimum of 15 years.

The site sits at the edge of the Chullora industrial and logistics precinct, with Bankstown’s strategic centre – currently undergoing significant renewal including the Sydney Metro and a proposed new hospital – sitting 1.5km to the south.  

The local strategic planning statement also flags a potential future mass transit station at Chullora within 20 years, which would materially change the planning calculus for this corridor.
