Kanwal’s $230M Transformation: 42m Towers Replace Long-Running Caravan Park

In a move that marks one of the most significant planning shifts in the Central Coast this year, the NSW government has officially rezoned Wyong Village (formerly Oasis Caratel Caravan Park) at 205 – 209 Wallarah Road in Kanwal.  

The announcement, made on 11 July, comes as part of the 2023 Rezoning Pathways Program, with the Kanwal site selected for accelerated assessment due to its size, location and potential to meet housing targets in a key urban corridor.  

Spanning over 5.3 hectares, the site has long operated as a caravan park since the 1960s, with 145 approved sites – 100 for long-term residents and 45 short-term – with no designated tourist lots.  

Owned by Vivacity, the site is one of the last remaining large-scale redevelopment opportunities in Kanwal, just 150 metres from the intersection of the Pacific Highway and Sparks Road.  

Under the new planning controls, the site’s height limits have jumped from 12 metres to a range between 18 metres and 42 metres, while the floor space ratio has nearly tripled from 0.5:1 to 1.35:1. This paves the way for a massive mixed-use development, including 7 apartment buildings with a total of 675 new homes.
