A proposal to rezone 1 hectare of land at 67 – 75 Lords Road in Leichhardt is now on public exhibition, after the site was issued gateway approval late in 2024. This marks a significant step in the renewal of the Taverners Hill precinct.
The site, currently zoned E4 General Industrial under the Inner West LEP, is home to aging industrial and commercial buildings in need of renewal. The rezoning proposal seeks to implement the controls identified for the site under the Parramatta Road Corridor Urban Transformation Strategy 2016. This includes:
The rezoning would enable the redevelopment of 9,028 sqm of land for residential purposes, delivering 210 new dwellings with potential for non-residential uses at ground level. Furthermore, 5% of residential floor space will be allocated for affordable housing in perpetuity, managed by a community housing provider.
The site has been subject to two previous rezoning proposals that did not progress due to Inner West Council’s commitment to preserving industrial lands. However, a rezoning review in August 2023 by the Sydney Central Planning Panel determined the site had both strategic and site-specific merit, paving the way for a gateway determination in September 2024.
The updated Parramatta Road Corridor Urban Transformation Strategy in 2021 further supported the progress of this rezoning, marking it as suitable for release post 2023.
