Post-War Mascot Estate To Be Replaced With High-Density Public Housing

A long-awaited rezoning in Mascot has paved the way for a major social and affordable housing redevelopment, with Homes NSW lodging a State Significant DA to transform a post-war housing estate into a modern high-density community asset.  

The site, located at 792 – 794 Botany Road and 33 – 37 Henry Kendall Crescent, spans 4,904 sqm and currently accommodates 25 social housing dwellings in five 1950s-era brick buildings. These include a mix of walk-ups and townhouse-style blocks, now earmarked for demolition as part of the redevelopment.

Now, Homes NSW has moved quickly to capitalise on the uplift. The DA proposes a 10,130 sqm apartment building ranging from 3 – 8-storeys, comprising 126 apartment in total.  The project includes primarily 1 and 2-bedroom apartments.  

All dwellings will be delivered under a social and affordable housing model, with tenancy management and eligibility overseen by Homes NSW.  

A planning proposal to rezone the site was finalised in September 2024. The application was lodged in 2017 and saw the site rezoned in the following way:  

  • Rezone the site from E1 Local Centre to R4 High Density Residential  
  • Increase the maximum building height from 14m to 28m  
  • Remove the requirement for active street frontages to be located along Botany Road 
  • No change to the maximum FSR control of 2:1
