NSW Government is reshaping the future of Ultimo and Pyrmont with ambitious planning controls that promise to transform the area into a vibrant urban hub.
Following the Pyrmont Peninsula Place Strategy, the City of Sydney has unveiled a proposal aimed at accommodating 8,500 new residents and up to 23,000 jobs across this historic and diverse precinct.
At the heart of the proposal lies the goal of strategically locating commercial and activity-generating spaces near key infrastructure, such as the upcoming Pyrmont Metro West Station. By combing sites already rezoned by the NSW Government with those newly identified, the proposal paves the way for 4,100 new dwellings and up to 23,000 jobs.
Two major sites that will benefit greatly from this planning proposal include 1 – 33 Saunders Street and 20 – 28 Bulwara Road in Pyrmont. Saunders Street site will be rezoned from E2 Commercial Centre to MU1 Mixed Use with an increase in the height from 33 metres to 55 metres. Bulwara Road will be rezoned from R1 General Residential to MU1 Mixed Use with a height increase from 9 metres to 15 metres.
The rest of the changes in the planning proposal relate to sites on John, Wattle and Harris streets, as well as along Bulwara Road. These changes are focussed primarily on height and FSR, with the uplifts only being available where non-residential development is carried out. The rationale behind this is to incentivise the desired strategic outcomes of the Place Strategy.
127 sites identified within the rezoning are listed heritage items, but specific controls will be contained within a newly drafted development control plan to guide an acceptable outcome for these lots. No minimum lot size is provided in the proposal.
The draft Ultimo Pyrmont Local Infrastructure Contributions Plan 2023 is being exhibited alongside this planning proposal. Council plans to levy up to 3% on new development to generate about $148 million in local contributions.
