QIC landmark rezoning proposal for Castle Hill represents one of the most ambitious and transformative urban redevelopment projects in Sydney’s northwest. Positioned in the heart of the Castle Hill Strategic Centre, the 40,000 sqm site – one of the largest single-owner landholdings in the area – is set to become a vibrant, high-density, mixed-use precinct.
Currently limited by a 28-metre height cap, the site could soon benefit from an uplift to 88 metres, enabling a significant intensification of land use. This will unlock the site’s potential to deliver over 1,400 dwellings across a range of residential typologies – including podium and standalone townhouses, as well as 1, 2 and 3-bedroom apartments – distributed across seven distinct development lots.
Complementing the residential offering will be an estimated 27,800 sqm of commercial and retail floorspace, anchored by a significant commercial tower on Lot A.
At the heart of the proposal is a people-focussed masterplan built around an integrated, centrally located public park. Designed as the green anchor of the precinct, the park will feature an active play zone, event lawn, fitness circuit and basketball court. The project will be seamlessly connected to surrounding streets – Pennant St, Showground Rd and Castle St – via pedestrian links, and further tied into the urban fabric through a footbridge that provides direct access to Castle Towers Shopping Centre.
QIC’s early acquisition of the site was originally aimed at expanding Castle Towers, and the company had already begun intersection upgrades along Showground Road. However, in 2021, a new project brief was launched, tasking a dedicated team with realising a broader, more future-focussed vision.
