Conquest has lodged early plans for a landmark mixed-use development in Lidcombe, with a scoping report prepared by Principle Planning + Urban Design outlining the scale of the proposal at 5 Olympic Drive and 14 – 24 Childs Street.
The project, still in its planning phase, would deliver between 360 and 370 apartments across two forms: a 30-storey tower fronting Olympic Drive and an 8-storey building along Childs Street. About 10% of the total dwellings would be allocated as affordable housing.
The scheme proposes a variety of commercial uses within the ground and first floors, designed to establish the development as a local destination. Proposed inclusions range from a supermarket and medical centre to specialty retail, food and beverage outlets, a gym and childcare centre.
The total floor space ratio is proposed to increase to 6:1, representing a significant uplift from the current 1.7:1 and 2:1, while building heights would rise from the existing 18-metre limit to 90 metres.
Conquest intends to deliver a mix of one, two and three-bedroom apartments, including a proportion of ‘dual key’ dwellings. This format effectively replicates the house-and-granny-flat model within an apartment context and is particularly attractive to multi-generational households or investors seeking flexibility.
Extended families may utilise the arrangement by having parents and children in the two-bedroom component while grandparents occupy the adjoining one-bedroom suite. This approach not only improves affordability but also caters to cultural preferences for close intergenerational living.
The proposal’s inclusion of dual key apartments is supported by Conquest’s market research, which indicates strong demand for adaptable housing solutions in the face of rising living costs.
