Ingham Property Group has advanced plans for one of southwest Sydney’s most significant greenfield project, with a rezoning proposal for land at 345 Appin Road in Appin.
Prepared by Urbis, the proposal seeks to facilitate the staged delivery of approximately 3,000 new homes, a new local centre and a transit corridor across a 301-hectare site.
The site comprises most cleared grazing land with a history of poultry farming. About 230 hectares are open pastoral country, while the western edge is heavily vegetated with Cumberland Plain Woodland.
The site forms the majority of the North Appin Precinct, one of three key precincts identified in the NSW Department of Planning, Housing and Infrastructure’s Greater Macarthur 2040 Structure Plan. Collectively, these precincts – North Appin, Gilead Stage 2 and Appin – are earmarked to deliver 19,000 new homes in the growth area.
The North Appin site is positioned as a catalytic landholding, providing both housing supply and essential infrastructure for the wider precinct. The development could deliver around 300 dwellings annually between 2026 and 2036.
The proposal outlines a mix of low and medium density dwellings, as well as a local town centre, new primary school (with capacity for a future high school nearby), a medical centre, childcare centre, gym and general convenience retail services.
The development is also expected to generate direct and indirect economic benefits. Forecasts indicate up to 353 onsite jobs and 317 work-from-home opportunities once the community is established, alongside significant employment during construction.
