Aurora Property Partnership has lodged plans for a significant mixed-use development along Mosman’s main commercial corridor, with a proposal to deliver new housing and retail at 494 – 515 Military Road.
The application, submitted under the Housing Delivery Authority program, seeks to transform the 3,170 sqm site into an eight-storey shop-top housing development with about 107 apartments and more than 900 sqm of ground-floor retail.
Currently, the site accommodates a Honeysuckle Garden shop, client parking, a Midas car workshop and a small community garden that adjoins Mackie Lane. The surrounding context is largely residential, with medium-density apartments and single dwellings located within 200 metres. Directly opposite the site sits The Mosman Practice – a three-storey medical centre.
To progress the proposal, Aurora is pursuing a State Significant DA alongside a concurrent planning proposal to amend Mosman LEP. The key planning changes sought include:
Mosman is regarded as one of Sydney’s most premium apartment markets, with strong demand from downsizers and professionals seeking to live close to harbour amenities and within easy reach of the CBD. New apartment stock in the suburb is rare, tightly held and typically absorbed quickly upon release.
